New Build Defects: The Most Common Problems Found in 2026

1 February 2026

According to the Home Builders Federation, 93.7% of new build buyers report problems after moving in. Professional snagging inspectors find an average of 40-150 defects per property.

The Most Common Snagging Issues in 2026

External Issues

Roof and gutters are consistently among the most commonly reported problems. Inspectors look for misaligned or missing ridge tiles, poorly fitted gutters with incorrect falls, and inadequate seals at abutments.

Brickwork and render defects include inconsistent pointing, cracked render (especially at corners and around openings), and efflorescence (white salt deposits) indicating moisture movement.

Windows and doors are another high-frequency problem area. Common issues include misaligned frames, failed seals, sticking operation, inadequate draught seals, and trickle vents that are incorrectly installed or missing.

Internal Issues

Plasterwork quality is one of the most visible issues. Inspectors find uneven surfaces, cracking at joints (particularly at ceiling-wall junctions and around door frames), hollow spots, and poor paint application over inadequately prepared surfaces.

Flooring problems include uneven sub-floors, squeaking boards, poorly fitted threshold strips, and damage to tiles or carpets from construction traffic.

Doors are a perennial issue. Internal doors commonly bind in frames, fail to close fully, or have poorly fitted hinges. Door linings are often not plumb.

Services

Electrics
  • sockets and switches are frequently not level, occasionally not working, and consumer units are sometimes labelled incorrectly or incompletely.

Plumbing - radiators often have cold spots (requiring balancing), pipe runs may have inadequate insulation, and taps or waste fittings may not be fully sealed.

    Why These Problems Occur

New build properties are built quickly under commercial pressure. Subcontractors move from property to property rapidly, and snagging defects are often the result of work that was completed in haste or without adequate quality checking.

A pre-completion inspection - before you complete and take legal ownership - is the most effective time to identify and document these issues, as your builder has greater motivation to resolve them before handover.
